    Pros +

    • Kitchenette and laundry in room were great, the location was convenient while still behind a little away from the hustle and bustle.
    • The staff are all amazing, from the start of your visit to the end they do their best to help you for your comfort so I really appreciate the front office team. Even though I gave them a little hard time by being late for my check-out, they still did their best to help me. As for the room, it is spacious compared to other rooms in Tokyo. It is very clean and well kept, very comfortable. They have everything you need and if you need something more the front office team is happy to help. The hotel is very safe, I had no issue as a solo female traveller. The location is also very convenient with 3-4 convenience stores within a 5 minute walk. There is a bus stop and a local metro line near the hotel, and it is a 15 minute walk to Shinjuku station. I’d honestly love to stay here again next time I come to Tokyo.
    • Incredible location - close to Shinjuku station but without the crowds on the East side. Having a washer/dryer (complete with detergent) is a godsend!

    Cons -

    • This is just the nature of hotel rooms in large cities in Japan, but the room did feel small if you were traveling with larger suitcases/going shopping.
    • Rooms are slightly smaller and not as updated as others in the chain (like the Takanawa location).
    • As expected for Tokyo, room is small but able to store 4 suitcases without taking up too much space.

Liked the kitchen and beds. Internet connection excellent. Great location with metro station close by. Quiet area with a lot of eating options within short working distance. Shinjuku main shopping/entertainment area about 10/15 minutes walk,

As expected for Tokyo, room is small but able to store 4 suitcases without taking up too much space.

Clean and comfortable with everything you need for a somewhat extended stay. Tube stop right nearby and a lovely park nearby. A bit out of the craziness of Shinjuku so nice and quiet.

This is common among "business hotels" in Japan but all the plastic amenities in the lobby area really cheapens the experience. Also, given that it is a hotel with kitchenettes but very small rooms, it would be nice if there were common areas we could eat in (we were expressly told that food is not allowed in the lobby area.)

It’s still about a 20 min walk from shinjuku station. Rooms are mega small. Bed sheets very synthetic. Had a hard time speaking to receptionist due to language barriers. Kind of off the beaten track even though in Shinjuku. Bathrooms are micro. Feels a bit outdated.

    7CliffPosted on: 1-18-2026

7/11 stores close by as well as subway station

We stayed for over a week. Unfortunately, the room doesn't get cleaned every day, everyday only minimal housekeeping, such as dropping off new towels and empty trash bin.

The staff. They were hospitable and accommodating. Can communicate in English well.

The space is too tight. So gard to move around especially for huge guests.

Helpful multilingual staff, great location right next to a local station on the Oedo line, quiet area

Well located, clean and convenient for the price. Staff was nice and I really only needed the place to sleep at night so it was okay.

Just beware that rooms were extra small. There was no space to open my luggage, so beware if you need that space or are more than one person (I was traveling solo so I made it work)

Lovely location, more on the quieter side of Shinjuku which was great. There are buses and subways nearby to get you to places like Shibuya, Harajuku and even Shinjuku central and station. The rooms are general very small but it's sufficient and comfortable enough for our stay. The biggest plus point if you're staying longer is the washer/dryer inside the room- very helpful to have fresh, clean clothes! The breakfast options were pretty good, sets you off ready for your day. Overall, a very pleasant and comfortable stay for an affordable price.

Windows aren't double glazed so noise may be a bit of a downer.

I stayed at this hotel for six nights, and unfortunately, my room was never cleaned even once during the entire stay. The only service provided was a daily change of towels.I have never experienced a hotel that does not clean the room at all, especially for a stay of this length. Considering that the price was not cheap, this level of service was very disappointing. If I had known in advance that there would be no room cleaning, I would have chosen an Airbnb instead, which would have been better value for money.

The room was really good & clean, close by everything & walkable distance to Shinjuku. The staff were all really nice & welcoming :)))So many Amenities aswell

    Washing machine with dryer

Firstly, the concierge was not pleasant to deal with. We checked in and had to fill out the same form upon return back to the hotel after walking around for the afternoon. A lot of staff confusion. The room was tiny for 2 people and extremely cramped. They don’t offer any cleaning facilities besides changing towels and removing rubbish during stay. The bathroom smelt of mould and sewerage with little ventilation. The whole room was dated and felt like it could use better maintenance. For Tokyo standards there are far better, boutique hotels we have stayed at with better facilities for the same price including more comfortable and cleaner rooms. Would not recommend.

We love this hotel, especially the location. It is about a 30 minute walk from the busy part of Shinkjuku but we like that. We can unwind when our touristy day is over in a quiet part of town. We still had convenient access to the subway. As advertised, the rooms are smaller than typical hotel rooms. We were ready for that, if not it could be annoying.

There is a washer and dryer in the rooms but it took about 5 hours to dry the clothes. Maybe it is a safe issue, the dryers do not get too hot.

Location. Clean. No frills but not basic.

The rooms are small but if it were bigger then the price would be higher so it’s a good trade off. Would have liked hooks in bedroom area as hanging space could be better.

The location and how clean it is.

A worker almost went inside our room but I think they asked if someone was inside we just didn’t hear them.

    7ChristinePosted on: 12-8-2025

Very polite, nice staff. Good location, near bus, train station, and park. Great shower, lots of toiletries and comfortable bed.

Way too small of a room.

Beautiful, clean rooms with access to everything you need in Tokyo. I especially loved the ReFa products in the bathroom.
